All decisions in Colorado are made by our local partner (Glen Weinberg ). No appraisals or upfront fees are required since we evaluate and fund all our loans in house. Flexibility: As a private lender, we make the final decision whether or not to accept a loan. We fund loans with our own money. There is no mystery in our loan process or loan committee; we will tell you quickly yes or no without charging for an appraisal or other fees. We consider every investment unique and we have the ability to structure our loans to suit each and every situation. Our goal is structure a loan that best meets the borrower’s unique situation and provides them the greatest flexibility. Most Denver Hard Money Lenders make loans less than six months (many a short as a month). Fairview is different. We do loans as long as 5 years with no prepayment penalty to allow the borrowers ample time to execute their strategy (whether it is a long term rental, rehab, property reposition, time needed to improve financials/credit).

Speed: Being a privately funded company allows us to streamline our process and completely eliminate the chance of your loan not funding. There are no loan committees. We do not charge any upfront fees or commitment fees. We underwrite everything in house and have the ability to fund on projects that meet our criteria in as little as 5-10 days.
